ZOOPLA has revealed the areas in Dorset where average house prices have changed the most in the last 12 months.

Dorset is full of unique places to live in, with plenty of stunning beauty spots, scenic villages and commutable areas near larger towns and cities

The coronavirus pandemic has also caused a rethink about people working from home as people are less willing to live in larger areas in order to commute to offices if their jobs can be effectively carried out at home.

The pandemic has also caused a change in house prices, with some reporting minimal increases or slight decreases in value. While a two per cent growth doesn’t sound like a lot, it can still mean an extra few thousand pounds added to average house value.

Using Zoopla data, we have compiled a list of the average house value across areas of Dorset and how much they have changed over the last 12 months.

Broadly looking at the list, it is clear that towns near major routes like A31, A350 and A354 are where average house values are rising possibly because people wish to commute from smaller areas.

We have included towns or prominent areas of Dorset, so we haven’t included tiny villages or suburbs of large areas.

Blandford Forum has seen the biggest increase, with a 7.87 per cent growth in value or £28,621 increase over the last 12 months. Portland, which is also the cheapest place to live in Dorset, has come second after reporting an increase of £16,317 in average house prices over the last 12 months.

Sherborne in North Dorset has reported the biggest decrease in house value, with a drop of £10,063 in the average house price.

From lowest to highest, here are the changes in average house values of towns and major areas in Dorset over the last 12 months:

  • Sherborne - Current value £378,726 a decrease of £10,063 (-2.59 per cent)
  • Bridport - Current value £369,978, a decrease of £9,226 (-2.43 per cent)
  • Charmouth - Current value £426,971, a decrease of £10,650 (-2.43 per cent)
  • Beaminster - Current value £381,682, a decrease of £5,003 (-1.29 per cent)
  • Swanage - Current value £408,139, a decrease of £4,258 (-1.03 per cent)
  • Bournemouth - Current value £326,624, a decrease of £1,005 (-0.31 per cent)
  • Shaftesbury - Current value £374,270, a decrease of £140 (-0.04 per cent)
  • Weymouth - Current value £289,348, an increase of £1,058 (0.37 per cent)
  • Lyme Regis - Current value £481,772, an increase of £2,779 (0.58 per cent)
  • Poole - Current value £393,027, an increase of £4,761 (1.23 per cent)
  • Christchurch - Current value £431,404, an increase of £6,621 (1.56 per cent)
  • Sturminster Newton - Current value £379,241, an increase of £5,845 (1.56 per cent)
  • Dorchester - Current value £373,067, an increase of £5,908 (1.61 per cent)
  • Bere Regis - Current value £353,646, an increase of £6,199 (1.78 per cent)
  • Corfe Castle - Current value £548,220 an increase of £9,608 (1.78 per cent)
  • Wareham - Current value £403,276, an increase of £7,070 (1.78 per cent)
  • Corfe Mullen - Current value £396,179, an increase of £12,112 (3.15 per cent)
  • Wimborne - Current value £449,817, an increase of £13,753 (3.15 per cent)
  • Ferndown - Current value £422,457, an increase of £13,973 (3.42 per cent)
  • Gillingham - Current value £305,640, an increase of £13,720 (4.70 per cent)
  • Verwood - Current value £405,101, an increase of £28,041 (7.44 per cent)
