COUNCILLORS will be asked to reject plans to build seven homes on a Christchurch pub car park when they meet on Thursday.

Amirez had hoped to develop the land next to the Smugglers’ Run in Purewell, saying there was an “identified need” for smaller housing in the area.

But a report by BCP Council planning officer Sophie Mawdsley recommends that members of the council’s planning committee refuse permission when they meet on Thursday.

Submitted in July, the outline application proposes the construction of a terrace of four houses and three flats on the car park.

A statement submitted on behalf of the developer said the designs of the new buildings would be “sympathetic” to the character of the area.

“The development would see the loss of the unsympathetic signage and overgrown weeds that currently detract from the appearance of the conservation area and it would also result in a net gain in greenery through soft landscaping,” it says.

“The scheme has been carefully conceived to ensure a positive relationship with neighbouring buildings, including the adjacent listed pub by retaining separation and stepped heights.”

While its plans have received five letters of objection centred around concerns about the scale of the scheme, 22 people have written in support of it.

They said “much-needed” housing would improve the area.

However, a report by Ms Mawdsley, published ahead of Thursday’s planning committee meeting, recommends that planning permission be refused.

She says the development would lead to “unacceptable” flood risks and that it would also harm the listed pub building.

“This poor relationship would have an adverse impact on the character and appearance of the Purewell conservation area,” her report says.

“This less-than-substantial harm is not outweighed by any public benefits of the scheme.”

She adds that the development would be “cramped”, leading to a “poor living environment” for would-be occupants and that there are concerns about the loss of car parking close to the junction of Stony Lane and Bridge Street.

A final decision will be made by councillors on Thursday.
