Situation

Vexford Court is situated in a wonderful rural position and enjoys a wonderful outlook over its own land which has views towards the Quantock Hills. This part of Somerset is coveted by many being particularly unspoilt and tranquil as well as being one of the most beautiful parts of The West Country. It is located on the eastern slopes of The Brendon Hills on the fringe of the Vale of Taunton to the west and the Quantocks. Although rural, the property is only 11 miles from Taunton, The County Town of Somerset where a good range of amenities are at hand including an excellent shopping centre with many well-known high street stores and several well-respected schools in both the state and private sector. Local amenities can be found in the nearby villages of Stogumber, Bishops Lydeard and Williton. Both the Quantock and Brendon Hills are renowned for their excellent walking and riding, both having a network of footpaths and bridleways. Sailing can be enjoyed at Wimbleball Lake and there are many regular point to points held throughout the area. The M5 motorway passes through Taunton and junctions 24,25 and 26 are all within half an hour drive. The A303 can be joined at Ilminster, providing an alternative route to London. Taunton also has a mainline railway station with fast trains arriving into London Paddington in 1 hour 45 minutes.

Description

Vexford Court has been created from the detached field barn and attached granary and was converted around 30 years ago. It is situated along a quiet country lane, in the Vale of Taunton where there is superb riding and walking. The barn has flexible and versatile accommodation and has been particularly well appointed throughout.

Accommodation

The accommodation includes an entrance hallway with downstairs cloakroom and stairs to first floor and doors to reception rooms. The sitting room is centred on an open fireplace with woodburning stove and exposed stone chimney breast, exposed beams and double aspect windows overlooking the garden. The dining room also had beamed ceilings and double doors to the front. Steps lead up to a kitchen which has been fitted with a range of shaker style wall and base units with Aga and companion, granite worksurfaces with integrated appliances. There is an opening through to the garden room which enjoys views over the garden and double doors opening on to the patio. There is a separate boot room which also has stairs leading to the first floor living room which has exposed beamed ceilings and picture windows to either side with a staircase leading to a mezzanine area. This part of the house is in need of structural work, but could create superb space if one was to incorporate the garaging into living accommodation.

On the first floor of the barn, there are four bedrooms with the master having an en-suite and there is a fitted family bathroom.

There is an adjacent annexe with recently thatched roof, which was converted in 2008 and includes an open plan living room with kitchen area, exposed beams and tiled floor with underfloor heating. There is a single bedroom and bathroom.

Outside

The barn has a shared entrance which leads onto a Tarmacadam driveway winding up to the house and leads onto a wide brick paved parking area, providing access to the open fronted three bay covered parking area.

The gardens are a particular feature and are laid to lawn with patio areas to the front and side of the house and to the side includes a pergola and deep planted borders. The main areas of garden have been beautifully designed and include deep planted herbaceous borders interspersed with a range of specimen trees and shrubs. A low beech hedge divides part of the garden and includes a further area of lawn with a stream at the bottom and provides access to the stable block which has been recently built and includes two bays, tack room and store. There is a yard/parking area and separate road access. The land which is included extends to just over 5 acres and is accessed separately off the village lane and includes an enclosed arena and is laid to pasture.

Directional Note

Proceed in a north westerly direction on the A358 signposted Williton and Minehead. Continue along this road passing the turning to Bishops Lydeard and take the B3224 road to Wheddon Cross and Raleigh Cross. Proceed along this road for approximately 4 miles and pass Willett Tower and after the entrance to Willett Tower turn right, signposted to Higher and Lower Vexford.
