One of the jewels of the Jurassic Coastline, Beer is a historic fishing village nestled between the larger coastal towns of Seaton and Sidmouth. Its maritime heritage is still evident today and it supports a lively local community with an appealing range of facilities and conveniences along its picturesque streets including a small supermarket, post office, doctors surgery, church, restaurants, inns and several independent shops including a delicatessen. Beer is regarded as a truly special place to live and remains an unspoilt haven with some fine period architecture and a charming sheltered beach.

The town of Seaton, 2 miles to the East, offers a wider choice of facilities and is easily reached by car or bus, whilst the market towns of Honiton and Axminster both offer rail services to London Waterloo and Exeter to the West.

Orchardleigh is an early to mid 20th Century house offering the optimum combination of character and space in a traditional modern cavity build. The original garage to the house has been sympathetically converted and extended to provide a self contained independent annexe with Kitchen/Living Room on the ground floor and double bedroom with en suite on the first. The whole enjoys a secluded setting within mature lightly wooded gardens and grounds which stretch away from the property to the East. There is separate vehicular gated access to the gardens in the far eastern corner with space to create additional parking/storage and a range of useful outbuilding/workshop/stores.

The main house offers comfortable accommodation with three double bedrooms served by a family bathroom all off a central landing. On the ground floor an open porch from the driveway frames an entrance door into a central hall below the landing with doors into the Dining Room, Sitting Room and the Kitchen. Both Dining and Sitting Rooms feature woodburning stoves with the latter leading through French doors into a PVCu double glazed Conservatory overlooking the private gardens. The Kitchen is comprehensively fitted with space and plumbing for a full range of kitchen appliances, large built in storage cupboard and door to a rear lobby and downstairs cloakroom.

A particular feature of the property is the secluded setting within 0.21 acres of mature gardens and grounds with driveway at the front providing parking for 2 vehicles. A further gated access to the far eastern boundary at the junction of Bovey Lane and Townsend provides an alternative entrance onto a lightly wooded section of the grounds which houses workshop/stores before leading up to the house. The gardens themselves are stocked with a wide variety of mature trees and shrubs which provide shelter and a high degree of seclusion and privacy.

All mains services connected. Gas central heating.
