It is apparent as soon as you arrive at Pitthayes Cottage that this is no ordinary home. Located in a very peaceful, tucked-away position with fabulous, far-reaching views across Portland Harbour, Chesil Beach and the Jurassic Coast, the main part of this property is currently run as a highly successful holiday let with the annexe providing owners' accommodation but, owning to a degree of duality in the accommodation, could also work well to allow to families to live as closely or independently as required. Built in the 1960's, and greatly improved under the current ownership including a significant extension, this delightful property offers comfortable, sociable and stylish living with the flexibility to suit a broad variety of lifestyles in one of the most desirable and tranquil settings on the Isle of Portland.

Both parts of the property offer well proportioned and beautifully presented accommodation with every modern convenience available. The front door of the main house opens into a wide, welcoming entrance hall which leads into the highly sociable, open-plan living room/kitchen. Lying open to the conservatory, from which the stunning views across the harbour and Jurassic coastline can be enjoyed to their fullest advantage, this expansive yet comfortable space is filled with natural light and provides a delightful setting for entertaining and everyday family enjoyment alike. Also on the ground floor is a useful utility room, shower room, cloakroom and two of the generous double bedrooms, with a further two sizeable bedrooms on the first floor along with the family bathroom, providing a healthy balance of living, sleeping and domestic areas.

The annexe is also very well proportioned and, benefitting from its own front and back doors as well as direct access to the side patio, is completely self contained, allowing it to be used independently from the main house if desired. Presented in a similarly tasteful and stylish scheme of decoration to the main house, the annexe accommodation includes a light and airy sitting/dining room leading through to a conservatory, a very well appointed kitchen with contemporary fitted units and, on the first floor, a large double bedroom with an ensuite shower room.

The gardens at Pitthayes Cottage have been landscaped to allow maximum enjoyment of the peaceful setting and views with minimal maintenance required and are laid out well to provide separate gardens for the two parts of the property or to be used as one, depending on the needs of each individual. To the front of the property is a well-kept lawn with attractive flower and shrub borders, whilst the side garden is arranged as a large patio complete with a detached summerhouse/utility room and, most unusually, an alfresco oven. With the many benefits of the property's position very much in evidence, the garden is a fantastic setting for relaxing, dining and entertaining out of doors.

Parking is well provided for with a triple garage and an additional single garage.

Old Hill enjoys an elevated position between Fortuneswell and Easton which both boasts a broad range of everyday shopping, leisure and healthcare facilities with Fortuneswell also enjoying a promenade edging Chesil Beach and the dramatic Jurassic coastline. Many outdoor pursuits can be enjoyed on the island with excellent sailing, fishing and water sports facilities including those at the Weymouth & Portland Sailing Academy and many stunning walks and several beaches to be explored. The coastal resort of Weymouth is within easy reach by car with regular bus services also operating from the island.

Weymouth provides a comprehensive range of shops, a marina as well as cultural, recreational and further educational facilities. The area also provides the opportunity to enjoy the sandy beaches and walks along the World Heritage Jurassic Coastline/South West Coast Path and the rolling countryside that surrounds the area. There are mainline rail services from Weymouth to London Waterloo and Bristol Temple Meads.

There is a pedestrian right of way for the neighbouring property across part of the front garden.
