Is this the best view in Dorset?

This property sits in an elevated position on Hardown Hill with panoramic views across the Marshwood Vale towards the sea. Each window is specifically designed to frame a particular view whether it be over the countryside or onto the gardens that set off the house so beautifully.

The original parts of the house are believed to date back to the 16th century and in the 1930's the house was substantially extended and re-configured in an art deco style, a theme that flows throughout the property as seen in the use of light American Oak in much of the joinery. Of particular note is a fine staircase.

Three rooms have the best of the views; the drawing room, the dining room and the principal bedroom. The dining room drawing the eye straight to the sea at Charmouth and the sitting room and the master bedroom enjoying views both to the sea and over the gardens.

The drawing room has a multi-fuel burning stove set into a stone fireplace as its focal point while the dining room has a particularly attractive original Herringbone hardwood floor.

The kitchen has been a reworked in contemporary style with a stylish range of floor and wall mounted units and cupboards with Quartz work surfaces over. There is an electric two oven AGA with an independent AGA electric two oven module with four ceramic hot rings. There is an integral fridge freezer with pantry cupboards on either side whilst in the kitchen there is additional space for breakfasting table. A lantern light above ensures that the room is light and bright throughout the day and the floor is laid to ceramic tile.

Beyond the kitchen there is a utility room with plumbing for a washing machine and space for a tumble dryer and freezer with a second sink and an oil fired boiler to one corner. Beyond the utility room is a most useful dog/boot room with a pantry cupboard to one corner and steps up to the garden to one side.

In addition off the hallway, which is laid to a stone floor, is both a cloakroom and a cloaks hanging cupboard.

On the first floor there is a spacious landing framed by the period staircase from which all the bedrooms are accessed.

The principal bedroom suite enjoys the best of the views and has recently been beautifully reworked with a contemporary shower room. Each of the bedrooms has built-in wardrobes with the three remaining bedrooms having use of a shower room and a family bathroom. The property is in excellent decorative order throughout and has oil fired central heating, mains water and a private drainage system.

Outside

The gardens are a particular feature of the property and have been opened on the National Garden scheme on a number of occasions.

They were originally laid out in the 1930s with the more recent addition of the wild garden complete with summer house to one side.

The gardens are beautifully laid out in a series of well-stocked herbaceous and shrub borders with a series of terraces and seating areas throughout from which to enjoy both the garden and the views from different positions as the sun moves around during the day.

The wild garden complete with summer house makes an ideal place for sundowners as it looks due west with stunning views. To the top of the wild garden are a series of native trees that have been planted in the last few years and there is a spring fed storage tank that allows the garden to be watered free of charge. Also within the garden there is a timber gym hut, greenhouse/potting shed, log store, workshop and an ornamental pond.

Below the house there is a parking area in front of the garage which is equipped with an electric remotely operated roller blind door.

Across the lane a gateway gives way to an area that was formerly a grass tennis court that provides parking for as many as 20 cars if so required and is at present laid to lawn and enclosed by mature hedges punctuated by a number of trees that protect the view of the house. In all the plot extends to about 2.5 acres.
