THE PROPERTY

Slate Cottage is a fantastic character home which is located in an idyllic, secluded setting and offers all the essential elements of a superb country lifestyle. Believed to date back beyond 1796, and once a pair of attached farm cottages, the house is not listed and has therefore been transformed under the current ownership which has lasted nearly 20 years, including a large extension carried out with sympathy to the property's historic origins. This care and attention has been mirrored outside where landscaping of the gardens and the addition of a stable block with tack room have vastly improved and diversified the plot, which extends to 6.6 acres of garden, paddocks and woodland. As a result, Slate Cottage represents a rare and exiting opportunity for anyone seeking somewhere to live a wonderful rural lifestyle amongst some of the area's most beautiful and unspoilt countryside.

Internally, it is clear that a focus of the extensive programme of improvements was to retain the charming cottage atmosphere whilst at the same time ensuring that every modern convenience is on hand. The living accommodation is family orientated and includes a farmhouse-style kitchen/breakfast/family room, a separate dining room and a large, sociable sitting room with an impressive inglenook fireplace. These rooms are supported by excellent domestic facilities including a cloakroom and utility/laundry cupboard and, as a result of the extension, the dining/family area of the kitchen benefits from underfloor heating.

The property benefits from two staircases, each giving access to two of the four well proportioned bedrooms and an associated bath-or shower room. With an interconnecting doorway between bedrooms 3 and 4 allowing the two sides of the first floor to be easily connected or separated as desired, this arrangement works well for families and those expecting regular guests alike. Both the family bathroom and the shower room have been fitted with high quality, modern suites including the added luxury of a roll-top bath in the family bathroom.

A further reminder of the property's historic origins are the charming character features which are prevalent throughout. In addition to the inglenook fireplace in the sitting room, which still exhibits the former bread oven, features of particular note include many examples of exposed stone, beams, window seats and cottage doors, all of which have been enhanced by a fresh yet complementary scheme of decoration.

OUTSIDE

The many desirable attributes of Slate Cottage are not just found indoors. In fact, with 6.6 acres of secluded and varied grounds, this is an example of a property in which the outdoor space and setting contribute as much to it's overall charm and appeal as the accommodation itself. The property is approached from the lane via a bridge across a brook, which forms the front boundary of the grounds, into a large yard providing ample parking and access to the double garage and stable block. To the front of the cottage are delightful, extensive gardens with an adjoining cider apple orchard and dedicated produce garden, all of which provide variety of excuses for spending time out of doors.

From the yard, a five bar gate gives access to the land which comprises three fields, one of which is wooded. Owing to the extent of the land and its proximity to the stables and a useful galvanised iron store, this is an excellent set-up for anyone with equestrian interests or keeping livestock.

SITUATION

The property is peacefully situated just outside desirable and picturesque village of Hawkchurch in an Area of Outstanding Natural Beauty, with miles of bridleways, footpaths and green lanes throughout the glorious countryside offering good out riding straight from the property, as well as a broad variety of facilities locally for equestrian enthusiasts. Hawkchurch boasts a thriving and proactive local community with a community shop, a well regarded primary school and a well utilised and modern village hall which hosts a variety of clubs and activities. There is a local pub that also provides guest rooms as well as gym and spa facilities attached to the Hawkchurch Resort Holiday Park on the edge of the village and from the village there is a weekly bus service into the market town of Axminster (five miles).

Axminster has good rail links to London and westwards to Exeter or further into Devon or onwards to Cornwall and, along with Bridport which is also within easy reach, offers a broad range of shopping, leisure and cultural facilities including a twice-weekly street market, and the Jurassic Coast World Heritage Site is easily accessible at Lyme Regis, just 8 miles from the property. In addition to the village primary school, there are schools for children of all ages in the area, including the highly regarded Colyton Grammar.
