A charming detached cottage with delightful gardens and stunning views over the Marshwood Vale. Extensive, versatile and much improved accommodation with annexe potential. EPC Band F.

Butts Cottage is a charming detached period cottage believed to date back to the 1700s with later additions and was formerly a bakery. Under the current ownership since 2013, the cottage has been subject to extensive renovation and improvement to a very high standard. The accommodation is spacious with potential to create a self-contained annexe and for a loft conversion. All the principal rooms overlook the delightful gardens and the bedrooms all have far reaching views over the Marshwood Vale.

The many impressive features and improvements include a modern kitchen with bespoke units, granite worktops, flagstone floor tiles and comprehensive appliances, and 2 upgraded bathrooms, both with power showers. The drawing room features a solid oak beamed fireplace with Clearview wood burner, window seats and bespoke illuminated book/display cabinets. There are also quality floor coverings with fitted carpets, engineered solid oak flooring to the principal reception rooms and ceramic tiled flooring. Many of the rooms have been decorated with Farrow and Ball and Rose of Jericho paints.

The impressive and well stocked gardens are a further big feature of Butts Cottage. The gardens have been laid on varying levels with areas of lawn interspersed with numerous flower and shrub borders and trees including handkerchief tree, weeping pear, yew and a magnificent 85 year old magnolia tree, along with small vegetable and herb gardens. To the south is an elevated terrace which affords stunning views across the Marshwood Vale. Adjoining the terrace is a brick built potting shed/studio. There is also a detached double garage with remote control up-and-over door, power, light and a side door, off road parking to the front of the cottage and a good sized parking to the rear of the gardens, accessed via a five bar gate.

Butts Cottage enjoys an elevated, peaceful and private setting on a no-through lane within the hamlet of Ryall, but is not isolated, being only a few miles inland from the World Heritage Jurassic Coastline. Nearby Whitchurch Canonicorum has a public house and Morcombelake has a shop/post office and a large farm shop. The area is designated one of Outstanding Natural Beauty and there are many wonderful walking opportunities on the doorstep including the National Trust Hardown Hill. The historic coastal towns of Bridport & Lyme Regis and the market town of Axminster are all within easy reach, with main line rail services to London and the West Country from the latter. Charmouth has a popular primary school and Blue Flag bathing beaches.

Mains electricity and water. Oil fired central heating (supplementary electric underfloor heating to the 2 main bathrooms). Septic tank. Good broadband.
